They would love to work with you, too, but know that they will also need to have the seller’s interests in mind during the transaction.   2. How much do you know about the builders in the area you are looking to build a home? Realtors generally know a lot about the builders in the area and can help you find a reputable builder that will best fit your needs. Your Realtor can also help you decide if new construction is the right way to go or if you would be better served purchasing an existing home.

  3. Building a home involves a lot of paperwork. The models you look at are typically not a base model; they are homes with many upgrades. Your own Realtor will help you figure out what is included in the base price and what is extra. You might be quite surprised at how fast those extras add up!

  4. Contracts are complicated, but Realtors work with them daily. Having your own Realtor to explain everything to you when there are questions is helpful. If you would like to negotiate any items, Realtors are skilled at that, too. Do you really have to use the builder’s financing company and title company, or is there someone else better suited for your situation? Your own Realtor will help guide you in making these decisions.

  5. What about inspections? The builder will have their own inspections, but should you also have the home inspected prior to closing with another inspection company? New homes have warranties, so why bother with your own inspection? Your Realtor will help you decide if having your own inspection is the right way to go or not.
